Brief & Survey

 

Listen and fully understand your requirements is our first priority so we can help you achieve your vision. After an initial meeting we provide you with a detailed fee proposal for the design stages, so you have a clear understanding of the costs involved for each one of them. Upon instruction we carry out a full measured survey of your property that will be used as a basis to work on the following stages.

Concept Design

 

Our concept design explores different options to refine your initial ideas and give them new perspectives. Our presentation avails of plans, sketches, 3D and reference images, to help you visualise the space as clearly as possible. We work closely with you to determine the best approach and develop the preferred design over the following stages.

Design & Build planning

Planning

 

We take care of planning drawings and documents for submission to local authorities, sometimes involving other professionals depending on the project's complexity. During the eight weeks determination period we liaise with the Local Authority on your behalf to ensure a smooth process and maximise the chances of a positive outcome for the application.

Construction drawings, Structural design & Party Wall

 

Once all approvals are in place, we work alongside our trusted network of consultant to produce a package of technical drawings and specifications for Building Control approval. These include also full structural drawings and calculations and Mechanical, Electrical and Plumbing drawings. 

 

If required, one of our Party Wall surveyors will issue the relevant notices to your neighbours and ensure awards are in place before any structural work starts.

During this stage, we can help you with the selection of internal finishes and fittings, as well as the design of bespoke joinery elements, including kitchens, fitted wardrobes and bookshelves. 

Pricing & Contract

A fully itemised and costed scope of works is prepared on the basis of the technical drawings and specifications. This gives you a clear understanding of all the costs involved and provide an indication of the areas that need to be value engineered in order to meet your budget. Once the construction cost is agreed we issue a JCT contract to formalise the agreement and set a start date for the works.

Design & Build snagging

Mobilisation & Construction

 

In preparation to the start of the works on site, we issue a programme in the form of a Gantt Chart to help you visualise the timeframes and milestones involved. The programme will be updated throughout the build to track any changes to the critical path. Works will be carried out as efficiently as possible and a project manager will attend weekly meetings and issue reports to keep you updated on the progress. The site will be kept tidy and clean to comply with Health & Safety Protocols and the Building Control Inspector will visit the site at the key stages. Payment applications will be made periodically on the basis of the effective progress of the site. You will receive formal notification of any potential cost variation and we will seek your approval before taking any further actions.

Practical completion & snagging

When we obtain the final building control certificate and the house is back into your care we formalise Practical completion. After six months the project manager will visit the property and prepare a  list of all outstanding items and possible defects that need to be rectified..
